Q: Who will be my listing Broker/Agent? A: Benefits Choice Real Estate Group, Inc. will handle the initial listing paperwork on a Exclusive Agency Listing Contract. The listing contract is mandatory for Benefits Choice or any other brokerage in order to input any property into the MLS. Q: Can I be placed on the MLS for longer than 6 months? A: Yes. Benefits Choice Real Estate Group, Inc. can renew your listing for nominal charge. Q: Will anyone want to show my home if I’m only paying 3% commission? A: Yes. Benefits Choice Real Estate Group, Inc. has already agreed to list the property for a flat fee into the MLS in order to offer it to the selling brokers (buyer’s agent) at a 3% commission. Which is standard practice for a selling broker to be paid. The selling broker should not care how Benefits Choice gets paid. Usually they are just concerned that they are getting paid a fair amount for bringing a ready and willing buyer to the table. They will show their buyer everything on the market that fits that buyer. Not only to get paid but to help their buyer find the right home. Most buyer’s know what is on the market through Realtor.com, and they tell the buyer agent which properties they want to see. Broker’s don’t have control of what they want to show like they used to, hence they will show Benefits Choice listings along with everything else that the buyer will want to see. Q: Why would a real estate broker want to list my home if they’re not going to receive a commission when it sells? A: Benefits Choice Real Estate Group, Inc. provides services for a flat in-put fee and Choice Two the hourly fee (which most people elect to go with) To negotiate the contract and bring it to close. Benefits Choice real estate Brokers get paid for the work they do. So they do get paid, they just get paid differently form the traditional commissioned real estate broker. Furthermore, if we list your home and bring a buyer, we receive the 3% you’ve agreed to pay the selling agent, and not the hourly. Q: What happens when potential buyers call regarding my property? Will they receive my information from the listing broker or can I expect to handle all showings and calls? A: If we receive calls from the MLS, Signs, or Internet we will handle all calls, and showings. If you’d like to set up showings, open houses, and calls using your own advertising that’s fine with us. If you would like to have Benefits Choice direct all calls to you that is fine with us. Most people need the help to have the phones and appointments handled by Benefits Choice because they are working their job. It really is up to the seller how they want to arrange it. Q: Does the buyer’s agent assist with the offer paperwork? A: No, in most cases when a contract comes in from another office most seller’s will go with Choice #2 the hourly rate of $95.00 an hour for Benefits Choice to negotiate the contract and bring it to close. (Average 15 hours) Unless a seller is very familiar with a real estate contract because they are brokers, developers, builders or attorneys they would be crazy not to get help from Benefits Choice. Selling a home is easy but can get tricky on the details of a contract. On such a high dollar volume sale as a home the seller does need the help. Benefits Choice #2 is very reasonable and is affordable compared to 3% commission like other brokerages charge. Q: What if I find a Buyer on my own? A: We encourage you to do this. If you find a Buyer on your own (THAT IS NOT WORKING WITH ANOTHER REAL ESTATE BROKER) you will not have to pay the 3% commission. If you find a Buyer on your own than all we would charge is $95.00 an hour to negotiate the contract and bring it to close. Which average is 15 to 22 hours. Capped at $2,500 Q: What kind of contract do I have to sign, and for how long? A: This will be an Exclusive Agency Contract, and is for 6 months. The contract can be cancelled at any time with a written notice. This kind of contract allows you to try and sell your home on your own, and save yourself paying the 3% commission. Who ever finds the Buyer earns or saves, the 3% commission. Q: Where do you advertise my property? A: The Listing Fee will get you the use of a Professional yard sign, Lock box (in most areas), flyer box, in the local MLS and Realtor.COM.
